What other costs can I expect?
Initial surveys
The most common surveys we see are:
Topographical & Measured Building Surveys: £1,000 – £5,000
Ecology Surveys (eg. bats, newts):
Phase 1 initial survey: £300 – £1,000
Phase 2 (if required): £1,500 – £4,000
Heritage Analysis: £900 – £3,000 (only applicable if you live in or near a Listed Building)
Other consultants may be required.
Planning Application fee
Currently £96 – £462, plus a £20 service fee, depending on the type of application.
Other costs to consider
- Interior Designer
- Landscaping
- Project Manager
- Community Infrastructure Levy
Don’t forget VAT. All of the above consultants estimates are excluding VAT.
Third-party consultants
Structural Engineer: £1,000 – £20,000
Building Control Inspector: £800 – £3,000
Other consultants may be required.
Any previously used consultants may need to be revisited for update reports or more information.
Discharge of Conditions application fee
Usually £28 per application.

- Building Warranty (for new build)
- Standard Assessment Procedure (SAP) Consultant
- Demolition of existing structures
- Interior Designer
- Landscape Designer
- Project Manager
- Community Infrastructure Levy
