How much will my project cost to build?

Below we have provided estimates based on our recent experience tendering for typical projects. We review these regularly, however these are intended only as a guide to help you think about your budget. It should be appreciated that building costs are in a state of flux and we have seen increases in costs in the region of 30% over pre pandemic levels. 

The below estimates are for build cost, namely the labour, materials, finishes, fixtures and fittings to build your project.

If your home is listed your build cost will be higher than a non-listed property, due to potentially needing specialist materials, contractors and suppliers.

They do not include the following:

  • Professional services (Architect, planning consultant, interior designer, project manager etc.)
  • Landscaping
  • Demolition of existing structures
What other costs can I expect?

Estimate £250-£350+ per square foot

Range indicates level of quality in materials, finishes, fixtures and fittings.

New build homes are VAT exempt.

Estimate £300-£450 per square foot

Two-storey extensions are much cheaper per square foot than single-storey extensions.

Extensions are subject to VAT.

Estimate £150-£250+ per square foot

Range indicates level of renovation, eg. “light” (redecorating and minor alterations) and “full” (new plumbing, electrics, windows etc.)

Renovation work is subject to VAT.
